Very bad complex, frequent water outages without warning, insects in the apartments

Worst apartment complex I have ever lived at

Incredibly inflexible management who will not bend the rules even when it is their own fault. For example, when I moved in I provided all of the proper documentation upfront (proof of insurance, driver's license, etc. to get a parking pass. They were unable to provide a parking pass and so they gave me a guest pass. I then had to get a new guest pass every couple of days until I ran out of my "allowed guest pass days." Than I ended up having to pay for parking elsewhere (roughly a mile away)... all before they finally figured out the parking thing.
In short, lets just say there is a reason this complex is known as the place that out of state people move into and move out after their lease is up.

Poor Management

Management continuously makes promises that they either cannot keep or never cared to keep in the first place. Do not get trapped into a lease here. I moved here out of for cheap schooling and ridiculous fees have kept from being able to move to a better apartment that's actually worth the amount I was originally charged, that unsurprisingly increased and will continue to increase.

Water Outages, Water Quality Issues

There have been three water outages at my apartment in the last three months, and the water keeps coming out brown. I have submitted multiple work orders on this issue, but every time a maintenance person comes, they just say that they need to call their boss about this, and they leave. Other tenants in my building have had a similar problem. We need a lasting, durable fix to our plumbing issues, and we deserve a water quality test to know if the water we use to shower, wash, and drink with is... safe.
Despite my repeated efforts to get more communication, transparency, and a lasting solution to this issue, Duke Manor continuously minimizes my concerns and sweeps things under the rug.

Not a bad place to live

Contact Andre he is the best. Any time I had an issue he was the one to fix it and make it right. He is fast and talks to you like your human. Respect. Also, my family and I have been here for about 6 years and never had nor seen a bug in our apartment except for spiders very little. You follow the rules, and you'll enjoy this place. Parking can be a toothache sometimes but manageable.
