First place we moved to when relocating to chapel hill. We renewed our lease bc the nicer appliances, space, and floors were well worth the rent. Maintenance is always prompt to fix things and great management.

We have lived in Kingswood for the last year.
TL,DR: Can't beat the price. Couple small issues, but nothing so significant that I wouldn't recommend living here.
Pros:
- Unbeatable price. Particularly with the student discount. There's nowhere else in Chapel Hill where you will pay so little. Easy to get to the Business school and South campus.
- Nice access to the walking paths to Merritt's Pasture and Fan Branch Trail (to Southern Village)
- Right off buslines J and D.
- Lots of recent... upgrades/renovations. The pool has been completely redone this spring (2018). Trees were trimmed, and dog bag dispenses were installed in the last several months. Management has taken note of comments and is working to make this a better place to live.
- Bug guy (see below)
- Eligible for Spectrum Internet (Time Warner Cable): good deal
- Small dog-run
- Any maintenance issue that is submitted is addressed almost immediately. Like I said, management has taken a special interest in making this property better.
Cons:
- Apartment was not ready for move-in. Between an issue with the AC and the carpet cleaning, the unit stank and required carpet replacement (at no cost to me, just the inconvenience).
- We have had a couple bug issues in the kitchen (no bed bugs or anything like that), but the bug guy is super helpful and would come by every week if you asked him too. Once he treated, we rarely have seen bugs.
- Renovated units have nice, new appliances.
- Review below has some truth to it. We also had the bleach in the unit issue. We have a dog, fortunately we were home. But that is definitely an issue.

Original Unit-smoking in apartment/ not thoroughly cleaned before occupancy; cigaret butts were found throughout the closets and air conditioning/furnace closet -odor indoors despite personally cleaning walls -exterior power washing of community left several residents unable to enter their homes after business hours; personal belongings were destroyed; front door had such a large threshold gap that bleach water entered the home. 2 weeks following rain, water running off building continued to... bleach residents clothing; many pets had to be carried out to separate grass areas due to the bleach.-drainage and flooding problems; no sealant was applied to interior flooring after interior ground floor flooding. No cleaning of drains outside despite the city of Chapel Hill expressing drainage concerns; soil aeration and applying a carpet blower is NOT sufficient-2 interior leaks in the apartment were reported not at the time of any rainfall; the office noted they were unable to locate the source and that a leak in the interior hallway was treated by applying a carpet blower; after continued displeasure was voiced we moved to a new unit
New issues in different Unit- A/C unit trouble reported; maintenance serviced unit and forgot to reset the breaker while resident was away; this resulted in a significant expense - the furnace unit's coil began severely leaking freon coolant so unable to occupy our the apartment for 5 hours (in the middle of the night...)
Management and Grounds
-Regularly on weekends, the office is closed during posted business hours; the office is no longer open on Sundays
-The pool was renovated to entice college students; unfortunately, it is rarely open
-Residents are told email communication is unavailable
-Furniture is regularly left surrounding dumpsters for up to a week. Office states they are unable to move it because the residents who own it must move it. They must provide the owners time to move it before fining them (even though the owners are unknown). Sounds like GSC protocol is flawed. How can you fine someone when you don't know who they are? This is concerning since bed bugs are a regular problem in the complex
-Fire officials have mentioned safety concerns due to large appliances (washers, dryers, ovens, etc) being left in breezeways for up to 3 weeks during "remodeling of units."-Office refuses to answer phones during business hours despite employees being available-Insects are a constant problem despite treatments

I have been very happy with my apartment. It is very close to my campus and is still SUPER affordable and spacious. The interior finishes are pretty cheap though, the kitchen is aging, and the carpeting is weirdly thin. But they replace the carpeting with each tenant, and the rent is pretty low, so it makes sense. If you're looking for a budget apartment, I would highly recommend this place.
